RevPAR, ADR and occupancy calculator: formulas and an example
What RevPAR is and how to calculate it: enter rooms, days, room-nights sold and room revenue to get occupancy, ADR and RevPAR, the change from last period, and whether to raise or lower your rate.
- Occupancy
- —
- = 0 nights sold ÷ (0 rooms × 30 days = 0 available nights)
- ADR (average daily rate)
- —
- = 0 ₫ ÷ 0 nights sold
- RevPAR (revenue per available room)
- —
- = 0 ₫ ÷ 0 available nights = ADR — × occupancy —
How to use it
- Enter the rooms you have on sale and the number of days in the period (30 by default). Leave out rooms closed for repairs.
- Enter the room-nights sold (one room for one night is one room-night) and room revenue after discounts, without extras.
- To see what changed, add last period's room-nights sold and revenue. The tool shows how much each number went up or down.
- Check the formula under each number, then read the hint: full rooms at a low rate suggest a higher rate; many empty nights suggest a softer rate or offers.
Frequently asked questions
What is RevPAR?
RevPAR is room revenue per room-night you could have sold, empty nights included. Formula: room revenue ÷ (rooms × days), which also equals ADR × occupancy. It shows what each room really earns per night.
How is ADR different from RevPAR?
ADR divides revenue only by the nights sold, so it does not see empty rooms. RevPAR divides by every night that could be sold. Selling few rooms at a high rate gives a good ADR but can leave RevPAR low.
How do I calculate homestay occupancy?
Divide room-nights sold by room-nights available (rooms × days). For example, 6 rooms over 30 days give 180 room-nights; selling 117 of them is 65% occupancy.
Should revenue be before or after OTA commission?
Usually it is the room price guests paid after discounts, before the OTA's commission, so it compares with others. For what you actually keep, take off the commission and divide by available room-nights.
