Listing a homestay on Agoda in Vietnam: commission, virtual card or bank transfer, calendar sync
HostBooking · · 8 min read
Agoda has two doors for owners: YCS for multi-room properties and Agoda Homes for whole-unit rentals. Commission depends on location and payment model; channel managers usually cite about 15–20% (indicative, 11/2026). When Agoda collects from the guest, you are paid by UPC virtual card or bank transfer, each with its own deadlines.
Which homestays fit Agoda
Agoda belongs to the same group as Booking.com and is strongest in Asian markets, so it is worth having if your homestay hosts travellers from the region. Agoda runs many promotion programmes for properties; they lift you in results but also cut into what you receive, so work out the price before switching one on.
YCS or Agoda Homes
| YCS (Yield Control System) | Agoda Homes | |
|---|---|---|
| For | Hotels, mini hotels, multi-room homestays | Apartments, houses, villas rented whole |
| Managed in | The YCS web extranet and app | The Agoda Homes host pages |
| Calendar sync | Usually via a channel manager; ask your account manager | Has a sync-with-other-websites option |
| Money note | Depends on the payment model in your contract | First booking on a new unit is held for 30 days after check-out |
Sign-up asks for property details, room types, photos, prices, cancellation policy and payout details. Have your business registration and a bank account in the business’s name ready; bank account approval can take a while, so start early. Guests who book through Agoda still need a stay notice to the police.
How Agoda’s compensation works
Agoda calls its cut compensation. According to Agoda’s partner pages, it depends on the property’s location and sometimes the payment model, and is either a percentage of a reference sell rate or a markup added to the rate you load. With a markup, the rate you load is what you receive and the guest sees a higher price.
Agoda does not publish a single figure. Channel managers commonly cite about 15–20% (indicative, 11/2026). Yours is in YCS under Finance → Contracted compensation. Once you know it, the OTA price calculator gives you a list price, especially useful when you add promotions.
Who collects from the guest
- Agoda Collect: the guest prepays Agoda, which pays you the amount after compensation.
- Property Collect: the guest pays at the property. You do not transfer commission to Agoda yourself: it is deducted automatically from your prepaid bookings. Property Collect commission shows only on the Finance tab, not on the booking voucher.
Getting paid: virtual card or bank transfer
For Agoda Collect bookings you choose a payout method in YCS:
- UPC virtual card (a single-use Mastercard per payout): can be charged only from the day after the guest’s arrival, and must be charged within 150 days. After confirming a payout, charge the card within 24 hours. Card fees are on the property, so ask your POS bank what it charges on foreign cards.
- Bank transfer: once a payout is confirmed, money arrives in about 3–5 business days. For some properties the default settlement is 30 days after check-out.
Virtual cards are faster but need a POS terminal that takes international cards and someone who remembers to charge them. Bank transfer is simpler but slower. Either way, keep a reconciliation sheet: Agoda booking ID, what the guest paid, compensation, what actually arrived.
Cancellations and no-shows
You set the cancellation policy per rate and Agoda applies it to guests. On a prepaid non-refundable booking, a no-show still pays out under that policy. On pay-at-property bookings the no-show risk is yours, so consider offering pay at property only for dates far ahead. For clear wording see homestay cancellation policy.
Syncing Agoda with other channels
Agoda Homes listings have a calendar sync option that exports Agoda’s calendar link and imports other channels’ links, much like Airbnb. For YCS properties, rates and availability are usually updated through a channel manager or by hand; ask your Agoda account manager whether iCal is available for your property.
Without iCal, the minimum habit is to close the room in YCS as soon as another channel books an upcoming night. The bugs that shift or reopen sold nights are covered in iCal sync and double bookings.
Pros and cons
- Pros: strong in Asian markets; a door for small hotels and whole units alike; Property Collect needs no manual commission payments.
- Cons: no published rate, so read the contract closely; virtual cards have deadlines and card fees; bank transfers can settle 30 days after check-out; new units have their first payout held.
Where HostBooking helps
- Reads Agoda booking emails once you forward them: the booking gets the Agoda ID, dates and guest name. An email that says pay at property marks the booking as collected by the property; otherwise as collected by Agoda. Commission is recorded when the email shows it in dong.
- Pulls your Agoda calendar every 5 minutes if your listing has an iCal link, and gives calendar links per room type and per room to paste back.
- Records channel and commission on every booking, including ones entered by hand, so reports split Agoda revenue and fees and you can check them against what arrived.
- Your own booking website for regulars, with VietQR deposits straight to your account and no percentage taken by HostBooking.
OTA email reading and calendar import are included from the Basic plan (see pricing). See features or sign up.
