Listing a homestay on Traveloka: using TERA, understanding commission and reconciling payouts

HostBooking · · 7 min read

Traveloka runs properties through TERA: a web extranet plus a free TERA app for your phone. Traveloka publishes no general commission rate, so yours is in the contract. Payouts arrive in batches covering many bookings, which makes per-booking reconciliation, and knowing who pays for promotions, the most important habits.

Which homestays fit Traveloka

Traveloka is a travel app selling flights and rooms, familiar to Southeast Asian and Vietnamese travellers. Vietnamese guests pay on Traveloka with methods they already use; MoMo e-wallet and buy-now-pay-later with Home Credit have both been offered. For a homestay aimed at domestic weekend and holiday travel, Traveloka is worth running alongside Booking.com and Agoda.

What TERA is and how to sign up

TERA (Traveloka TERA for Partners) is where accommodation partners manage listings, rates, availability and bookings. The TERA app for Android and iOS is free and lets you see new bookings, change availability and prices and view reports; changes sync with the extranet. To get an account you register your property on Traveloka’s extranet, submitting property details, photos and documents for approval.

  1. Register on Traveloka’s partner site (tera.traveloka.com) with the property name, address and contact.
  2. Add room types, photos, amenities, prices and cancellation policy.
  3. Send the documents requested and wait for approval. Have a business registration and a bank account in the business’s name ready.
  4. Read the contract closely before signing, especially the points below.

Commission: what to ask before signing

Traveloka does not publish a general hotel commission, and we found no reliable official source to quote a figure (11/2026). Your rate is in your contract. While reading it, find the answers to these:

  • What percentage, and is it charged on prices including or excluding taxes and fees?
  • Do guests prepay Traveloka, or is pay at property an option? If so, how is commission paid?
  • Are payouts by bank transfer or card, how often, and based on booking date or check-out date?
  • When you run a promotion on Traveloka, who funds the discount: you, Traveloka, or both?

Once you have the numbers, enter them in the OTA price calculator (it has a Traveloka option) to get a list price that covers commission and promotions.

Batched payouts: how to reconcile

One Traveloka payout usually bundles several bookings, sometimes with adjustments, refunds, promotions and fees. The payout date, the bank value date and the stay dates can fall in different months. So do not compare the payout total with monthly revenue; compare booking by booking.

In your books, record room revenue at the full price and commission as a separate expense, not the net amount received. That is the only way reports show what Traveloka really costs, and keeps tax filings straight. See homestay tax in Vietnam.

Cancellations and no-shows

You set the cancellation policy per rate in TERA. When a guest cancels a prepaid booking, the refund and the part you keep show up in a later payout, so reconcile the negative lines too. Keep the policy short with clear dates and times: see homestay cancellation policy.

Keeping calendars in step

Traveloka availability is edited in TERA, on the web or in the app. If TERA gives you an iCal calendar link, connect it both ways as with Airbnb. If not, set a house rule: when another channel books an upcoming night, open the TERA app and close the room before doing anything else. Over Tết and public holidays, when every channel sells the same night, consider keeping one room off the OTAs so you have room to fix a clash.

Pros and cons

  • Pros: domestic and regional guests; payment methods Vietnamese travellers already use; a free TERA app for changing availability on the go.
  • Cons: no public commission rate to compare beforehand; batched payouts take effort to reconcile; menu and document names can differ by contract.

Where HostBooking helps

  • Reads Traveloka booking emails once you forward them: the booking gets the Traveloka ID, dates and guest name and holds the room like a booking made at the desk. An email that says pay at hotel marks it as collected by the property; otherwise as collected by Traveloka.
  • Records the booking ID and commission on every booking (as a percentage or an amount): exactly the reconciliation columns above, with reports splitting revenue and fees by channel.
  • Pulls calendars every 5 minutes from any iCal link you have, and alerts you to double-booked nights.
  • Your own booking website so regulars book direct, with VietQR deposits to your account and no percentage per booking.

OTA email reading is included from the Basic plan (see pricing). See features or sign up.
